There are two methods available in liquidating an estate. This is
normally determined based on location. Certain areas of the country only
hold live auctions and certain areas hold in-home estate sales. The
differences are as follows:
Estate Live Auction -
All items are removed from the home and sold
to the highest bidder in 1 day at a specific time.
Everything sells with very little remaining to be disposed of. This type of
event can be either held onsite or at a remote location, depending on
individual factors.
Estate In-Home Sale/Tag Sale -
All items remain in the home, are
tagged with a price and sold. This type of event is normally 3 day event.
With this type of sale, you risk having many remaining items in the home
that did not sell. At this point, a determination must be made as to how to
dispose of those items. There are many existing In-Home Estate Sale firms
that do only this type of event; however, by choosing an auction company,
you have many options available to you that Estate Sale firms cannot
provide. An auction company can take the remaining items to live auction in
order to earn additional funds. An estate sale only firm has no further
option other than to send to charity. A VERY IMPORTANT ITEM TO BE AWARE OF
WITH A IN-HOME ESTATE SALE, YOU WILL HAVE UP TO 200 TO 300 PEOPLE IN YOUR
HOME AND IF THE HOME MUST BE SOLD, THIS COULD BE SOMETHING YOU MAY NOT
DESIRE.

ESTATE AUCTIONS
Estate auctions are quite popular. At auction, everything in the estate
will sell, other than clothes. This includes the vehicles, personal property
and real estate if desired. Our firm will determine the best possible date
and location for your auction. We then organize and arrange all aspects of
this event from the venue as well as all other remaining details that must
be addressed including, advertising of the event, arranging concessions to
be provided auction day and the other many details that must be addressed
for a successful event. Advertising is the key most important detail in
holding a successful auction. We prepare all advertising. We will determine
in coordination with the seller a marketing budget. If we feel additional
marketing is required, we will discuss before proceeding. Expenses and our
fees will each type of auction will vary. Expected expenses in an estate
type of auction will be advertising, venue, tent rental if needed, restroom
facility if needed, moving, setup and clean up. Again these expenses will
vary. In some cases they are included in our commission and some they are
not, depending on each individual circumstance. Expenses are deducted from
the auction/sale proceeds along with our fees. A closing package is provided
approximately 10 to 14 days post auction. The package includes receipts for
expenses, cash reports, sales tax reports, and a check for the proceeds.

ESTATE SALES/TAG SALE
The process with Estate Sale/Tag Sales is similar to that of live auction.
The preparation is the same as far as clean out to determine what must sell,
advertising.... The sale is held onsite always within the property. All
items are tagged with a price, determined by our staff, and sold in a 3 day
period. As personal property appraisers, we have much knowledge on the value
of items and what they will sell for second-hand. Normally, the prices will
be reduced each day. The final day, a decision must be made as to what to do
with remaining items. As an auction company, we can remove the items and
include them in one of our many consignment auctions. Trash will be removed
and the home will be broom swept clean.
